Dearest reader,
A few readers have sent Lady B messages asking a very specific question about DeWitt:
What is the average taxable value of a residential property?
Not the average sale price.
Not the market value.
Not the SEV.
The taxable value: the number actually used when calculating property taxes and the cost of a millage.
So Lady B went looking. 🪶
The 2025 Clinton County Equalization Report provides both residential taxable values and residential parcel counts.
Lady B calculated the average for three of the four municipalities served by DeWitt Public Schools: DeWitt Charter Township, Watertown Township, and the City of DeWitt.
Here are the numbers:
🏠 DeWitt Charter Township
Residential taxable value: $552,336,097
Residential parcels: 5,962
Average taxable value: $92,643
🏠 Watertown Township
Residential taxable value: $319,189,989
Residential parcels: 2,423
Average taxable value: $131,733
🏠 City of DeWitt
Residential taxable value: $216,197,800
Residential parcels: 1,730
Average taxable value: $124,970
Combined:
10,115 residential parcels
$1,087,723,886 in residential taxable value
That produces a weighted average residential taxable value of approximately:
🏠 $107,536
Lady B intentionally left out the small portion of Olive Township served by DeWitt Public Schools. So this should not be described as the exact district-wide residential average.
It is the combined average for residential property in DeWitt Charter Township, Watertown Township, and the City of DeWitt — the three principal municipalities Lady B examined.
And one more important breadcrumb:
A $107,536 taxable value does NOT mean a $107,536 house.
Taxable value, SEV, and market value are different numbers.
When discussing what a proposed millage would actually cost homeowners, taxable value is the number that matters.
And now we have a number grounded in the county's own 2025 records.
With receipts and respect. 🪶
